Do you understand how rental income is taxed, including Section 24 and allowable expenses?+

Yes. Rental income sits within the self assessment framework, and the rules around allowable expenses, Section 24 mortgage interest restrictions, and the difference between capital and revenue spending are all areas we work with routinely. You will not need to brief us on the basics before getting a useful answer.

What does it cost to have my self assessment done, and what is included?+

The fixed fee for a self assessment tax return is £150. That covers preparation of your SA100 and SA302, your rental income and expenses, any other income sources within scope, applicable reliefs and allowances, payments-on-account advice, and timely submission to HMRC. If you have a property disposal requiring a separate CGT return, that is quoted separately before any work starts.

My records are not in great shape. Can you still help?+

Yes. Most new clients arrive with records that need some work before the return can be prepared properly. We will tell you exactly what we need, help you identify any gaps, and work through it methodically. Where a significant catch-up is required, we will quote for that separately so you know the full cost upfront.

Is there a long-term contract, or can I use you for a single tax return?+

There is no long-term commitment. Many clients start with a single self assessment filing and continue from there if they find the service useful. You are not tied in, and there are no penalties for stopping. Your records and filed returns are yours.

I sold a residential property this year. How does the 60-day CGT reporting rule work?+

For most residential property disposals since April 2020, CGT must be reported and paid within 60 days of the completion date, using HMRC’s online CGT on UK property service. This is separate from the annual self assessment. We can prepare the calculation, apply any available reliefs such as private residence relief, and submit the return within the deadline. Get in touch as early as possible after completion.

Would it be worth holding my properties in a limited company instead of personally?+

It depends on your personal tax position, the number of properties, your income from other sources, and your longer-term plans. For some landlords, a corporate structure reduces the tax impact of Section 24 and makes extraction more flexible. For others, the additional compliance cost and SDLT on transfer make it less worthwhile. We can walk you through the comparison for your specific situation before you make any decision.
