Do you understand the mortgage interest restriction and how it affects landlords?+

Yes. Since 2017, landlords have no longer been able to deduct mortgage interest directly from rental profit. Instead, you receive a basic rate tax credit, which affects how much tax you owe depending on your total income. We apply this correctly and explain the impact on your specific situation, including where it pushes you into a higher rate band or affects your personal allowance.

How much does a landlord tax return cost?+

Pricing depends on the number of properties you own, whether you have a mortgage, and the complexity of your income. Our standard self assessment starts from £150 for straightforward cases. Landlord returns with multiple properties, furnished holiday lets, or a property disposal are typically quoted individually. We give you a clear, fixed price before any work starts, with nothing added later.

My records are a bit of a mess. Can you still help?+

Yes, and it is not unusual. Most clients arrive with incomplete records, a mix of bank statements and paper receipts, or years that have not been filed at all. We will tell you exactly what we need, work with what you have, and flag anything missing. If you have unfiled returns from previous years, we can bring those up to date as well, and we will be straightforward about what that involves in terms of time and cost.

Is there a long-term contract?+

No. We work on a return-by-return basis if that suits you. Many clients come back each year because the process runs smoothly and they do not want to re-explain their situation to someone new, but there is no obligation to continue. You are not locked in.

Do you handle furnished holiday let returns?+

Yes. Furnished holiday lets are treated differently from standard residential rentals for tax purposes, including different rules on capital allowances and, until recently, different treatment for mortgage interest. We prepare FHL returns and can advise on whether a property qualifies, what records you need to keep, and how the rules have changed in recent years.

Can you help if I have sold a property and need to report a capital gain?+

Yes. If you have sold a residential property and made a gain, you are required to report it to HMRC and pay any tax due within 60 days of completion. We can calculate the gain, apply any available reliefs such as private residence relief, and file the return on your behalf. We also make sure the disposal is reflected correctly in your annual self assessment so nothing is reported twice.
