Common questions about capital gains tax returns

Do I actually need to report a capital gain, or only if I owe tax?+

In most cases, if you have disposed of a UK residential property, you must report the gain to HMRC within 60 days of completion, even if no tax is payable because the gain falls within your annual exempt amount. For other asset disposals, the rules depend on whether the total disposal proceeds exceed four times the annual exempt amount or whether the gain exceeds the exempt amount. We confirm your specific reporting obligation before any work begins.

What does a capital gains tax return service cost?+

Pricing is quoted based on the complexity of your disposal: the number of assets sold, whether records are straightforward, and whether any specialist reliefs need to be assessed. We give you a fixed quote before we start, so the cost is agreed in advance and does not change unless your situation turns out to be significantly different from what was described. There is no charge for a quote.

I have sold a property but I am not sure I kept all the paperwork. Can you still help?+

Yes. We work with what you have and advise on what can be reconstructed or estimated where records are incomplete. For improvement costs in particular, clients often have less documentation than they expect, and we know what HMRC will and will not accept as evidence. It is worth getting in touch rather than assuming the records are too incomplete to proceed.

Is there a long-term commitment if I just need a one-off CGT return?+

No. A capital gains tax return is a one-off engagement. You pay the agreed fee, we file the return, and that is it. There is no subscription, no retainer, and no obligation to use Wings for anything else. If you do need ongoing accounting support afterwards, we are happy to discuss that separately.

I sold a property and already filed through the HMRC property account. Do I still need to include it in my Self Assessment?+

Yes. If you file a Self Assessment tax return, any residential property disposal reported through the UK Property Account within the year must also be declared on your Self Assessment. The 60-day payment is credited against your final Self Assessment liability, but the gain still needs to appear on the return. We coordinate both filings to make sure nothing is duplicated or omitted.

Are there reliefs that could reduce or eliminate the gain entirely?+

Depending on the disposal, several reliefs may apply: Private Residence Relief where the property was your main home for part of the ownership period, Business Asset Disposal Relief on qualifying business disposals, Rollover Relief where proceeds are reinvested in qualifying assets, or Gift Hold-Over Relief on certain transfers. The annual exempt amount also reduces the taxable gain before any tax is calculated. We review all of these as part of the work.
