accountant for airbnb hosts

Accountant for Airbnb Hosts

Your Airbnb tax return, done properly.

Most Airbnb hosts are unsure whether they are claiming the right expenses, which tax relief method works in their favour, or whether last year’s return was filed correctly. We work with short-let hosts across the UK. Self assessment from £150, qualified accountants, same-day replies.

  • Self assessment filed correctly, with the right relief applied
  • Every allowable expense identified — nothing missed, nothing over-claimed
  • Rent-a-room relief vs actual expenses assessed for your specific numbers
  • Tax bill known well before HMRC sends the payment reminder

No long-term contract. If things are not working after three months, you leave with clean records and nothing outstanding.

Sound familiar?

Still not sure what your Airbnb income actually costs you in tax?

Short-let hosting sits in an awkward place in the UK tax system. Rent-a-room relief, the property income allowance, allowable repairs versus capital improvements — the rules exist, but applying them to your actual numbers takes time most hosts do not have. And the cost of getting it wrong, whether over-paying or under-declaring, adds up quietly year on year.

  • Unsure whether rent-a-room relief or actual expenses gives a better result this year
  • Airbnb income from multiple platforms making the self assessment return hard to reconcile
  • Allowable property expenses being missed or over-claimed without realising it

What a sorted return looks like

A qualified accountant reviews your letting income, runs both methods where relevant, and files a return you can rely on. Your tax position is clear before the payment deadline, not after it.

  • The right relief method calculated against your actual figures before filing
  • All platform income and bank receipts reconciled into a single, accurate return
  • Every allowable expense properly categorised — cleaning, repairs, insurance, mortgage interest
  • Self assessment filed for a fixed £150 — no surprises, no sliding scale

Working with Prad is an absolute lifesaver as someone just starting out in the business world. Being new to everything, it can feel incredibly overwhelming, but Prad makes the whole process straightforward and stress-free. His knowledge of UK accounting and HM Revenue & Customs is second to none, and he always takes the time to explain things clearly rather than leaving me confused.

What you get

Everything your Airbnb tax return requires

One fixed fee covers the full self assessment — income, expenses, relief calculations, and HMRC submission. Nothing billed separately for complexity.

01

Self Assessment Tax Return

Your letting income, platform payouts, and allowable expenses are pulled together and filed as a complete SA100. Both the rent-a-room relief and the actual expenses method are assessed where applicable, so you pay the correct amount — not more than necessary. Fixed fee of £150, one-off annually.

From £150 — fixed annual fee
02

Property Expense Review

Allowable costs for short-let properties — cleaning, maintenance, insurance, platform fees, utilities, and furnishing replacements — are correctly identified and categorised. Capital items and revenue items are separated properly, which matters if HMRC ever asks questions. Nothing is claimed that should not be, and nothing is left on the table.

Included in self assessment fee
03

Bookkeeping and Income Reconciliation

If you let across Airbnb, VRBO, Booking.com, or direct bookings, reconciling payouts to your bank account takes longer than most hosts expect. We can handle the monthly bookkeeping so your records are clean year-round, not assembled in a rush before the January deadline. Quoted based on volume.

Why Wings Online Filings

What makes this different from any other online accountant

Qualified. Transparent on price. Explains the numbers rather than just filing them. These are the things that actually matter when you are handing over your tax return.

🏠

We already know how Airbnb works

Platform fees, host payouts, cleaning deductions, seasonal income variation — you will not need to spend the first call explaining how short-letting works. We handle property income regularly and apply the right treatment from the outset. That means fewer back-and-forth questions and a faster turnaround.

💷

Fixed price, no creeping bill

Self assessment for Airbnb hosts is £150, one-off, annually. The fee covers the full return — income from all sources, expense categorisation, relief calculations, and HMRC submission. If your situation turns out to be more complex, we will tell you before starting, not after filing. We are also the best priced online accountants in the UK — show us a lower quote and we will match it.

📋

Plain English, not accounting jargon

After the return is filed, you will know what you paid tax on, what was claimed, and what to do differently next year if it helps. Most accountants file and move on. We explain what was done and why, so you are not left guessing whether the number is right.

Getting started

Up and running in four straightforward steps

Most Airbnb hosts are set up and have a quote within 24 hours. The process is entirely online and requires very little from you beyond your records.

1

Request a free quote

Fill in the short form on this page. Tell us roughly how much rental income you received and whether you have records or need catch-up work. You will hear back the same day with a fixed price and no obligation.

2

Share your income and receipts

We will ask for your Airbnb payout summaries, any other platform statements, and a list of property expenses for the year. If your records are patchy, that is fine — we can work with what you have and flag anything missing.

3

We prepare and review with you

Your self assessment is prepared, the relief method is assessed, and a draft is sent to you for review before anything is submitted. You will see the numbers and understand what they mean before HMRC does.

4

Filed, done, no further worry

Once approved, the return is submitted to HMRC and you receive confirmation. You will know your tax liability well ahead of the payment deadline, with no January panic and nothing sitting unresolved.

Questions

Things Airbnb hosts usually ask us

Do I actually need to declare my Airbnb income on a self assessment return?+

Yes, if your total rental income exceeds the £1,000 property income allowance in a tax year, it must be declared on a self assessment return. Most active hosts are above this threshold. If you have not filed a return before, we can register you with HMRC and handle the filing from there — including any previous years that may need catching up.

What does the self assessment service cost for an Airbnb host?+

The self assessment tax return is a fixed one-off annual fee of £150. That covers income from your Airbnb and other letting activity, all allowable expenses, relief calculations (including rent-a-room where relevant), and submission to HMRC. If you need bookkeeping or records clean-up beforehand, that is quoted separately based on the volume of work involved.

My records are not in great shape — can you still help?+

Most clients arrive without everything neatly organised, and that is a normal starting point. We will tell you exactly what we need, work with what you have, and let you know if there are gaps that need filling before the return is filed. Catch-up bookkeeping is available if needed and is quoted before any work begins.

Is there a long-term contract or minimum commitment?+

No. For self assessment, you simply engage us for the filing you need each year. There is no retainer and no lock-in. If you also take on ongoing bookkeeping, the arrangement can be ended with reasonable notice at any point, and your records remain yours to take away cleanly.

Should I use rent-a-room relief or claim actual expenses — which is better?+

It depends on your income level and your actual costs. Rent-a-room relief gives you a £7,500 tax-free allowance if you let a room in your main home, but you cannot also claim expenses against it. Actual expenses often work better for hosts with higher costs or those letting a separate property. We run the numbers both ways and apply whichever results in a lower tax bill for your situation.

I let on multiple platforms — does that complicate the return?+

It adds a reconciliation step, but it does not fundamentally change the return. We will ask for payout summaries from each platform — Airbnb, VRBO, Booking.com, or any others — and consolidate the income figures before preparing the return. Platform service fees and host charges are deductible expenses, so those are captured in the process too.
