Do I actually need to declare my Airbnb income on a self assessment return?
Yes, if your total rental income exceeds the £1,000 property income allowance in a tax year, it must be declared on a self assessment return. Most active hosts are above this threshold. If you have not filed a return before, we can register you with HMRC and handle the filing from there — including any previous years that may need catching up.
What does the self assessment service cost for an Airbnb host?
The self assessment tax return is a fixed one-off annual fee of £150. That covers income from your Airbnb and other letting activity, all allowable expenses, relief calculations (including rent-a-room where relevant), and submission to HMRC. If you need bookkeeping or records clean-up beforehand, that is quoted separately based on the volume of work involved.
My records are not in great shape — can you still help?
Most clients arrive without everything neatly organised, and that is a normal starting point. We will tell you exactly what we need, work with what you have, and let you know if there are gaps that need filling before the return is filed. Catch-up bookkeeping is available if needed and is quoted before any work begins.
Is there a long-term contract or minimum commitment?
No. For self assessment, you simply engage us for the filing you need each year. There is no retainer and no lock-in. If you also take on ongoing bookkeeping, the arrangement can be ended with reasonable notice at any point, and your records remain yours to take away cleanly.
Should I use rent-a-room relief or claim actual expenses — which is better?
It depends on your income level and your actual costs. Rent-a-room relief gives you a £7,500 tax-free allowance if you let a room in your main home, but you cannot also claim expenses against it. Actual expenses often work better for hosts with higher costs or those letting a separate property. We run the numbers both ways and apply whichever results in a lower tax bill for your situation.
I let on multiple platforms — does that complicate the return?
It adds a reconciliation step, but it does not fundamentally change the return. We will ask for payout summaries from each platform — Airbnb, VRBO, Booking.com, or any others — and consolidate the income figures before preparing the return. Platform service fees and host charges are deductible expenses, so those are captured in the process too.
